About The Linq @ Beauty World
The Linq @ Beauty World has a very prime location which sits at a very prominent corner of the threshold between the landed enclave and towards Pan-Island Expressway (PIE), which is along Upper Bukit Timah Road and Jalan Jurong Kechil. It was formerly the Goh & Goh Building that was sold to BBR Holdings in a collective sale in Mar 2017. It was purchased at $101.5 million which is below what the owners had asked for at $120 million when it was put up for sale in February. The four-storey freehold property, built in the 1980's, sits on a 2,868.3 square metres of land area that is zoned as a residential with commercial on the first storey with a plot ratio of 3.0 according to URA Master Plan 2014.
This site can potentially yield about 100 residential units and a single level of retails shops on the first storey. Interestingly, a change of land use in the latest URA Master Plan 2019, has zoned this site as a commercial and residential. As such, The Linq @ Beauty World is able to be developed as an integrated mixed development that has 2 storeys of retail space.
The essence in designing the Linq @ Beauty World at the corner is very important such that the building serves as a marker within the vicinity. The first and second storey double volume space becomes a wide atrium entrance that addresses the critical corner.
The basic elements of Linq @ Beauty World will comprise of a direct link to Beauty World MRT where commuters will have seamless connectivity regardless of rain or shine; On the 1st and 2nd storey will primary comprises of 53 units of Food and Beverage and shops; The 3rd and 4th storey are the car parking floors which serves the residential units and public; On the 5th storey is essentially the landscape deck which is the private landscape area for the residents while the resident units are from the 6 to 20th storey which comprises of 120 freehold residential units ranging from 1-Bedroom to 4-Bedroom.
In the design process, one of the ideas is to create a strong sense of place and be a strong visual marker at this corner of Upper Bukit Timah and Jalan Jurong Kechil. In designing the commercial podium, we wanted to create a sense of arrival which is why the double volume space at the corner and create a welcoming public realm. In doing so that memorable sense of arrival and public realm also intended to create a sense of community between the shoppers as well as the residents which makes the residents to feel proud to come home to and also attractive to the shoppers and to the public as well.
The Publicly Owned Private Space (POPS) is opened 24 hrs and has a direct link to the MRT and the shops on the ground and upper floor overlooks this voluminous atrium where we foresee this atrium to be a space where activities can happen, events can take place and because it is located right at the corner, whatever that happens here can become very visible to the community driving by.
The design of the exterior of the building as a whole, being so closely located to Bukit Timah hill, we took inspiration from the stepping ridges of Bukit Timah hill to inspire the design of the project. The ramp leading to the carpark is nicely screened with green walls and on top of that is the landscape area that is stepped further back to break the form of having a massive 5 storey building fronting Bukit Timah Road. The 4th and 5th storey façade is inspired by the rock/hill that Bukit Timah hill has given us.
The Linq @ Beauty World is located in the heart of Beauty World where there are already 4 shopping malls. In the near future, an Integrated Transport Hub comprising of a shopping mall, transport facilities as well as residential or service apartments will be developed right next to us.
It is also within close proximity to Bukit Timah Nature Reserve where residents will enjoy the vast greenery in the comfort of their home as well as morning/evening hike up the trails. It is also a short drive to Clementi Road and Dunearn Road where reputable tertiary and international education institutions such as Ngee Ann Polytechnic, School of Science and Technology, National University of Singapore, National Junior College and Hwa Chong Institution.

Rail Corridor
This rail corridor was the former railway line owns by KTM (Malaysia) which was taken back by the Singapore government. This railway line stretches all the way from Woodlands in the North to Tanjong Pagar in the South which has a total of 24 km. There are about 1 million people living within 1 km to the 24 km route. Enhancement works to rejuvenate have begun at the stretch between Hillview to the former Bukit Timah Railway Station and is set to be completed by 2021. When completed, visitors will be able to enjoy the rustic vides and nature while enjoying the beautiful sights of the former railway structures as well as wildlife.

By 2020, the new Rifle Range Nature Park will feature an elevated walkway between Beauty World and the former Sin Seng Quarry and animal crossing to Bukit Timah Nature Reserve.

Bukit Timah Fire Station
The former Bukit Timah Fire Station has been gazetted for conservation. It is located at the intersection of the Coast-to-Coast trial and the Rail Corridor. It will be turned into a visitors' centre, recreational node where visitors are able to explore the heritage and nature in the vicinity, including Rail Corridor, Dairy Farm Nature Park, Bukit Timah Nature Reserve as well as the former Ford Factory.

Bukit Timah-Rochor Green Corridor
An 11 km elevated sky park which lies above the canal between Dunearn and Bukit Timah Road will run parallel to the Bukit Timah Canal will commence in 2021. This green corridor connects between Gardens by the Bay, the Singapore Botanic Gardens and Jurong Lake Gardens with possible extension to the Kallang Riverside Park in the future. This Bukit Timah-Rochor Green Corridor will connect to the Rail Corridor near the Bukit Timah Railway Station as well as the existing overhead pedestrian bridge along Bukit Timah Road.

Road Upgrading of Upper Bukit Timah Road and Jalan Anak Bukit
- A stretch of road at Jalan Anak Bukit will be increased from 2 lanes to 3 lanes and providing a storage plan to PIE slip road.
- Jalan Jurong Kechil between Upper Bukit Timah Road and Toh Tuck Road will be widened from 2 lanes to 3 lanes.
- A new 3 lane city-bound carriageway along Upper Bukit Toad between Clementi and Jalan Jurong Kechil will be constructed.

Vehicular Underpass at PIE Exit 26A (Dunearn Road / Clementi Road)
In Singapore, there is only one exit slip road that lies on the extreme right lane of the expressway that results in traffic slow down as slower vehicles like cargo vehicles will need to filter across a few lanes if the driver was to get to Exit 26A. To improve this situation, a new underpass to replace the existing exit has been underway to alleviate the slowdown in traffic along PIE.

In URA 2019 Master Plan, a major transformation at Beauty World will be at the current Bukit Timah market & food centre. The current market and food centre will make way for a brand new Bukit Timah Community Build. It will house a new market & food centre together with senior care, culinary studio, library, child enrichment centre, dance studio, community centre as well as an integrated sports hall with a direct connection to the future integrated transport hub and Beauty World MRT.

Integrated Transport Hub - Government Land Sales
On 30 June 2020, the Urban Redevelopment Authority (URA) launched a land sales for a dual-envelope tender for a site at Jalan Anak Bukit for an Integrated Transport Hub (ITH) which will house a bus interchange and residential and commercial units to rejuvenate the Beauty World area. This plot of land is approximately 3.21 hectare which can yield about 845 housing units which can be used as residential or service apartments, or a combination of both. In comparison with the land size, it is almost as big as The Centris in Jurong Point which is 3.35ha.
Bidders for this land sales will have to submit the proposed concept and prices in two separate envelopes. The concept will be first evaluated against the criteria specified then the shortlistees will be assessed on the tendered price.
